1. General information about AnFed Agri Srl and website content
This website and its contents, including but not limited to trademarks, logos, icons, texts, etc., are the exclusive property of AnFed Agri Srl (hereinafter “AnFed”), which manages the Charming Residence “La Torre dei Canonici”, located at Via San Rocco 17, Lumellogno, Novara, Italy. They are protected by national, EU and international intellectual and industrial property regulations and may not be used, reproduced or distributed, in whole or in part, without the written approval of AnFed.
In any event, AnFed shall not be held liable for any damage incurred or caused to third parties as a result of inappropriate or improper use of this website or its contents.
2. Validity of the General Terms and Conditions
AnFed reserves the right to amend these General Terms and Conditions at any time. Each booking shall be subject to the General Terms and Conditions in force at the time the availability request is made. Guests are therefore kindly invited to read this document carefully at the time of each booking.
3. Validity of rates
The rates published on this website shall apply for the entire period of stay and are inclusive of VAT and any other service expressly included in the offer.
AnFed reserves the right to amend the rates listed on the website at any time, it being understood that bookings already accepted shall be subject to the rates in force at the time of acceptance by AnFed.
AnFed also reserves the right to propose personalised offers at its discretion, it being understood that all those who are not recipients of a personalised offer shall be charged the rates indicated on the website.
4. Availability request and booking acceptance
Once your availability request has been received, AnFed’s staff will contact you as soon as possible by telephone or e-mail, based on the details you have entered in the relevant enquiry form on the website. Under no circumstances and in no way shall the aforementioned availability request be considered binding on AnFed, as it is always subject to the positive outcome of the availability check at the host property and to any other circumstance that AnFed may deem relevant. Following this verification, AnFed will send to your e-mail address confirmation of having accepted the booking, together with a summary thereof, also communicating the bank details and payment methods for the deposit referred to in Article 5 below (which may be made by credit card, PayPal account, bank transfer or postal order). Only at that point shall the contract be deemed concluded and become binding on both you and AnFed, albeit subject to the suspensive condition of payment of the deposit referred to in Article 5 below. This suspensive condition is established in the exclusive interest of AnFed.
5. Payment terms
In the booking acceptance e-mail referred to in the previous article, AnFed will specify the payment terms, which shall be as follows:
- an amount equal to 30% of the total must be paid within 3 (three) days of receipt of the acceptance e-mail, according to the methods specified therein;
- the balance, including costs for any services not included in the base rate, must be paid on the last day of the stay at the host property.
6. Booking cancellation
In the event that cancellation of the booking is requested within 30 (thirty) days prior to the agreed arrival date, AnFed shall retain the deposit paid pursuant to the previous article as a cancellation penalty, without prejudice to AnFed’s right to claim compensation for any greater damage suffered.
7. Arrivals and departures
On the day of arrival, guests must check in by 5:00 pm, while check-out must be completed by 12:00 noon on the day of departure. At the time of check-in, upon presentation of your credit card, AnFed will require a security deposit of Euro 150.00 (one hundred and fifty), which may also be paid in cash, as coverage for any damage caused to the host property and/or its appurtenances, accessories and furnishings. This deposit will be returned on the day of departure, subject to satisfactory verification that no such damage has occurred. AnFed reserves the right to claim compensation for any greater damage suffered.
8. Privacy policy

9. Applicable law and jurisdiction
These General Terms and Conditions are governed by Italian law. For any dispute arising from the interpretation and/or performance and/or termination of these General Terms and Conditions, the Court of Milan shall have exclusive jurisdiction.
